Because a local lender  has a verifiable track record in the community and offices that can be visited in person if necessary it puts the buyer in a better position when negotiating the terms of the contract of your future home.  If you go through the steps to get a pre approval with the only contingencies left being the house and appraisal it will also strengthen your hand even further when negotiating with the seller and their representative.
